Warner Robins Commercial Real Estate Market

With nearly $18 million dollars worth of commercial building permits for the first quarter of 2008, Houston County keeps growing.  Highlights include the new Publix shopping center on the Perry Parkway and a new hotel on Fairview Drive in Perry.

After more than a decade of planning the I-75 Frontage Road connecting Watson Boulevard and Russell Parkway has a build contract.  Local contractor, Charlie McGlamry has been awarded the $1.3 million contract to build the road.  It stretches along the interstate through property that is mostly woods right now.  Mayor Walker expects the road to bring from 3,000 to 5,000 new jobs to the area within the next five years.  The roadside is expected to contain a mixture of commercial and industrial properties.

Plans have been unveiled for a new state park in Houston County.  Flat Creek State Park has been drawn up on paper, but exactly when it will become a reality is still unsure.  Most likely when the funding is approved, it will be done in stages that could take years to complete since it is not likely to get enough money from the state in one fell swoop.

With Robins Air Force Base being the main catalyst for growth in Houston County it is always good news when they experience growth.  Officials at Robins announced the base will play a role in supporting the Joint Cargo Aircraft, which is the Defense Department’s newest airlift weapon system.  The process scheduled to start this quarter begins with Georgia ANG unit – H Company, 171st, 78thAviation Troop Command training at Robins with a permanent move in May.  The 171st is currently flying four C-23 Sherpas, but will change to the new Joint Cargo Aircraft known as the C-27J.  The unit’s current home is Dobbins Air Reserve Base in Marietta.

The base has also been chosen as the initial air crew training site for the Army, Air Force, reserve component and foreign air crew members.  The school must be operational by 2009.  The school will occupy state owned facilities at Robins left empty when the Georgia Air National Guard’s 116th Bomb Wing was deactivated.  The facility includes three hangars, shops and administrative space.

Building permits issued in the first quarter 2008 show steady growth in the area.
